Guest guidance for renting the “Carriage House.”



  • Vacation Hawaiian style! We request that guests please leave footwear at the door so the outdoors stay out : )


  • Our "cleaning fairy" will take care of the laundry and complete cleaning of the entire cottage after you check out.  But we ask that do your best to leave our cottage as you found it: dishes clean, garbage/ recycling out, beds stripped and linens simply placed in hamper. This helps keep our cleaning fees low for all of our guests. Thank you for being a courteous guest in our home!​


     Please be honest about how many guests will be occupying the Carriage House. We care about your vacation experience and want to make it the best it can        be. We want every guest to be clear about the sleeping arrangements and whether it will work for them or not. Carefully review the sizes of the beds and          where they are in proximity to each other. This is shown in the interior photographs.

We have a "touring guide" in the cottage with information on the surrounding area as well as instructions on how to access the wireless network.
We also have laminated instruction sheets on how to open sofa sleepers, expand the dining room table from 4-6 guests, basic household questions and more.



We have a TWO night minimum. Rate is based on an occupancy of up to TWO guests.  If you have more than TWO guests, there is an additional charge of $25+tax/pp/night.  Minimum age is FIVE.


Reservations and payment


Reservations are charged in full at time of booking (for cancellation policies, see below). Third party reservations are not accepted. We do NOT take credit card payments on site, only online.


Check-in time
Self check-in is any time AFTER 3:30. Check-out is 11:00 a.m. We're sorry, there are no exceptions. The time in between guests is necessary for proper cleaning to be done. We cannot store luggage.


Length of stay

Minimum is two days. Maximum stay is 30 days.


Cancellations and Refunds


Due to the small nature of our Inn, we are sorry that we cannot give refunds for cancellations made 15 days or less in advance of arrival date. Cancellations made 15 days or more will be refunded in full minus a 5% transaction fee and service charges based on length of stay. No- shows will be billed for the booked reservation.  Conditions to Claim a Travel Issue…you must not have directly or indirectly caused the Travel Issue (through your action, omission or negligence).


Smoking and Damage Policy


The Hartman House is a 100% non-smoking accommodation. Smoking is not allowed ANYWHERE on the property as we are in a forest setting with HIGH FIRE DANGER. If you are a smoker, PLEASE let us know so we can show you where you can smoke safely! There are ways to allow you to smoke safely as well as respect our policies.

Evidence of smoking on the property will result in the eviction of the guest without a refund as well as any charges incurred to the property to remove damage or odors. The historic nature of our inn prohibits the use of candles, matches, incense or combustible materials.  

Damage to cottage or linens outside of normal wear and tear will be charged to credit card upon checkout.



We love pets, but are unable to provide for them here (unless the pet is a Service Animal) due to many guests with allergies. If you are traveling with your furry family, we can give referrals for pet accommodations nearby.

Please DO NOT feed any of the animals. Children must be attended at ALL times during your stay here. Some of our yard plants are toxic to animals and children don't know the difference. Please do not endanger our farm family by leaving your children unattended.

Number of people allowed: The maximum number of guests allowed in a vacation rental shall not exceed 2 people per bedroom plus 2 additional people, except celebrations and gatherings between 8:oo a.m. and 10:00 p.m., when maximum number of people allowed is twice the maximum number of guests allowed. Children are counted as adults, regardless of age.

Number of vehicles not to exceed 5 on-street and 2 on-site. County hotel tax of 11% is charged
